In the region of Jutland, approximately three hours from Copenhagen, Robert Trent Jones II (RTJ II) designed the first real estate golf course development in Denmark. Routed across gently rolling hills in a pastoral setting, the 27-hole layout and nine-hole Academy short course present a fine example of how a financially successful golf development can be built in harmony with natural systems. As with all of our courses, concern for the environment was paramount in the design process.

In creating the golf holes we respected buffer zones around a stream that meanders through the site. We preserved existing ponds and created several new ones in a linked corridor that protects and enhances the essential habitat for an endangered species of frog. A number of holes adjoin, wrap around, or play over these areas. While working on the site, we discovered a sand base just below the ground surface and took great pains to use this resource to create waste areas reminiscent of the renowned Pine Valley, and thus constructed the course without moving a lot of dirt. We also left huge stands of birch, maple, and pine in place.

When walking the land early on in the design process our architects came upon a number of natural green settings, and created the course around these. The layout rewards accuracy over length and includes many holes routed on diagonals to offer risk/reward opportunities for players of widely ranging abilities.

Owner Poul Anker Lübker’s vision for the project shaped our own creative work and generated great excitement among our team. Based on the overall strength of the community and golf course design, Mr. Lübker pre-sold 90% of the available real estate around the golf course in an initial offering prior to ground breaking. In addition, shares in the overall project were sold on the Danish Stock Exchange. Developers were able to secure 100% self-financing and guarantee membership for 1,800 golfers, making this an attractive investment for owners of homes and golf shares and a great place for golfers to facilitate their own returns.
